Accessory Structures, Contractor Yards, and Coverage Requirements Amendment

Project Overview

Ada County is processing a Zoning Ordinance Amendment to resolve a number of dimensional and specific use standards that have resulted in a high volume of variance requests over the past 10+ years. There are three specific areas of the Ada County Zoning Ordinance staff wishes to amend.

Accessory Structure – Size Standards

Accessory structures in the front yard of parcels one (1) acre in size or less shall not exceed fifty percent (50%) of the square footage of the footprint of the principal permitted dwelling or one thousand five hundred (1,500) square feet, whichever is less. (8-5-3-1 (C.1)

Contractor’s Yard or Shop – General Standards

If the property is located in a residential or rural base district, all structures shall be located a minimum of fifty feet (50′) from any property line abutting other property and depicted on the master site plan; office space and standard vehicle parking areas may utilize the setbacks of the underlying zone. (8-5-3-31 (A.2)

* The Ada County Zoning Ordinance defines a contractor as “a person who agrees to furnish materials or perform services at a specified price, especially for construction. The term contractor shall include, but not be limited to, building, landscaping, electrical, plumbing, heating, or air conditioning contractors.” A contractor yard is defined as “any area of land used by a contractor for storage, maintenance, or processing incidental to the business of building, hauling, excavation, demolition, or similar activity and including any area of land used for the incidental repair of machinery used for any of the above listed activities.”
