NOTICE OF SALE

By virtue of a Writ of Execution (Order of Sale) Ada County Real Property Interest issued by the Fourth Judicial District Court of Ada County, Idaho, on November 22, 2023, in that action in which Richard M. Phillips, Plaintiff, obtained an Amended Judgment against Richard A. Johnson, Defendant, on July 14, 2023, which Amended Judgment was, on July 18, 2023, recorded in Ada County as instrument number 2023-040952, I am commanded to sell that certain one-half (1/2) interest Richard A. Johnson has in that certain lot, piece, or parcel of land located in Ada County, Idaho, bounded and described as follows:

Lot 6, Updike Subdivision, according to the plat thereof, filed in Book39 of Plats at page(s) 3274-3275, records of Ada County, Idaho.

Which may commonly be known as 2170 N Maple Grove Road, Boise, ID 83704

Public notice is given that on the 7th day of May 2024 at 10:00 am, on the front steps of the Ada County Public Safety Building located at 7200 Barrister Drive Boise, ID 83704, I will, in compliance with the Writ of Execution (Order of Sale) Ada County Real Property Interest, sell the above-described property, or so much of it as may be necessary to raise sufficient proceeds to satisfy the judgment with interest and costs, to the highest bidder in lawful money.

The above-described parcel of real property, to-wit: 2170 N Maple Grove Rd Boise, ID 83704, Ada County, Idaho, is subject to redemption within six (6) months after the sale, pursuant to Section 11-402, Idaho Code.
The Sheriff, by Certificate of Sale, will transfer the right, title and interest of the judgment debtor in and to the property. The Sheriff shall also give possession but does not guarantee clear title nor continued possessory right to the purchaser.
