LEGAL NOTICE OF PUBLIC HEARING

Legal notice is hereby given that the Board of Ada County Commissioners will hold a public hearing on July 10, 2019 at 6:00 p.m. in the Commissioners Main Hearing Room #1235, on the first floor, 200 W. Front Street, Boise, ID, to hear a request for:

201900512-ZC-DA-S-MSP, HAZEL CENTER SUB NO. 2, HATCH DESIGN ARCHITECTURE; A zoning ordinance map amendment (rezone) with development agreement, preliminary plat and master site plan application.  The applicant is proposing to rezone the property from the Southwest Community Residential (RSW) to the Neighborhood Commercial (C1), combine the three parcels into one lot through the subdivision process, and construct a commercial development that will consist of six (6) multi-tenant buildings totaling approximately 52,000 square feet. 201900606-ZC-DA-MSP, BUTTE FENCE; A zoning ordinance map amendment to rezone approximately 6.17 acres from the Rural-Urban Transition (RUT) District to the Limited Industrial (M1) District.  In addition, the applicant is applying for a master site plan for a 13,000 square foot manufacturing facility with office space; product fabrication; assembly and storage areas; and a retail sales area with product exhibits. 201900651-ZC-DA-S-MSP-PUD, CHARLESWORTH SUBDIVISION PUD; A zoning ordinance map amendment with a development agreement to rezone approximately 4.45 acres from the Southwest Residential Community (RSW) District to the Community Commercial (C2) District, 6.39 acres from the RSW District to the High Density (R12) District, and 11.26 acres from the RSW District to the Very High Density Residential (R20) District.  Also, a subdivision consisting of 46 single-family lots, 136 single-family townhome lots, 5 commercial lots, and 10 common lots as part of a Planned Unit Development (PUD), which includes a master site plan. SONNE; A variance to grant relief from a development standard to allow for the footprint of a secondary dwelling with attached garage to exceed 900 square feet.  Also, an accessory use application for a secondary dwelling.  The secondary dwelling is an existing structure consisting of 897 square feet of living space, plus garage and covered patio for a total of 1,239 square feet.  In addition, an accessory use application for a 1,920 square foot accessory structure.
